Age Requirement: 

All applicants must be at least 18 years old.

Income Verification:

• Applicant must have verifiable employment or income, with a gross monthly income of at least three times the rental rate.
• If employed for six months or less, verification of prior employment is required.
• Self-employed applicants must provide the previous year's tax return.

Rental History:

• Verifiable rental reference of six months or more with a fulfilled lease term.
• No more than two late payments or non-sufficient fund (NSF) checks within a year.
• Applicants with questionable rental history or prior eviction may face application denial.

Credit Reports:

• Credit reports must be in good standing; medical collection accounts are the only exception.
• Personal bankruptcies are allowable if all other qualifications are met and a good credit rating is re-established.

Background Check:

• Applicants must consent to a background and criminal investigation search.
• Criminal charges and/or convictions may lead to denial.
